If you are looking to buy a house, townhome or condo in a new development, call me at 416-708-0556. You should not go into these sales centres without an agent representing your interests. If you walk in and register essentially you are represented by the builder who, if truth be told, is interested in selling what they have to sell - not in looking out for your best interest. The Agreement Contract you will sign is written by the developer's lawyers and they are designed to protect the builder and not you. Only an experienced Real Estate Agent and Lawyer can protect your interests. Changes to the Agreement are possible and, often, definately necessary. Extra costs can be buried in the fine print of the Agreement and these can and should be negotiated in your favour during the 10 day cooling off period so that you are not unpleasantly surprised. If there are too many unknown future expenses and the builder will not allow you to protect yourself against skyrocketing extra, you should walk away.
