99% of home seekers search the internet for their next house. What this means is that your home must be well advertised on the web. If it isn't, you won't succeed in getting buyer traffic through your home. People who don't show up to view your listing don't buy. Getting the most for your home is about getting more buyers to look at your home than your competition does. Through my subscription to Point2Point, your listing with me will be "syndicated" out to hundreds of real estate websites for buyers to find.

Having said this, having your listing on the web and having little or bad quality photos will ensure that no one shows up. I use lots of well taken, well lit photos and I also pay for a Video Tour of your home. I want people to look at your photos and be chomping at the bit to see your home and I work hard to achieve this goal.

I have the experience and knowledge to know how to help you appropriately price your home. An over priced home is your worst enemy. An under priced home can be your best friend. You hear about multiple offers these days. Over priced homes don't get multiple offers - period.

There are times when paying a stager to "do" your home is appropriate but for most of us, it's an investment we can't afford to make. However, de-cluttering the home, rearranging some furniture and hanging some pictures can actually completely transform the look and feel of your home. After all, living in a home is not the same as selling the home. Believe me, my living room doesn't now look how it would look if I were selling my house. I'm living in my home - I'm not selling it. The last thing before selling your home which is essential is the planning. While some might just throw your home onto the market the need to plan is essential. You have to have a feeling for what buyers want and don't want at any given time. While putting a very low price on your home and hoping lots of people will show up and over bid for the house is great, there are times when the "market" has become tired and irritated by this strategy and simply won't look at your home because they are just angry with every seller who does this. You have to know the mood of the buyers at the time you are selling and consider what is the best strategy for the time.
